ACCESS STATEMENT

When you arrive at Penquite Farm, the entrance is of a level gradient and a tarmac surface throughout.
Parking for each property is outside the cottage.
All the properties are detached.

Coaches Rest barn has a 1.12 access ramp with rails and a level area leading to the front door. The barn has attained an M2 grade by Visit England. It is a single storey barn and has a spacious open plan kitchen, dining and living area with oak flooring. All doors are 900mm wide. There is one double bedroom with carpet. The en-suite wet room is very spacious with shower and handrails and a movable disabled chair. The WC is a left side entry with folding down arm and handrails and a toilet raiser seat if required. The washbasin is lower and has a handrail and mirror. There is a movable trolley for easy access. We do not have a hoist, but one can be hired. The 2nd bedroom has twin beds with a carpet. The en-suite bathroom has full facilities and has lino on the floor. There is a step down leading from the living area out onto the patio and a ramp is available for wheelchair users. The patio/seating area is paved and has 8 steps up to the clothes line and another 10 steps leading up to the large fenced lawn.

Church Meadow has a step up to enter the cottage. It has two bedrooms with carpet downstairs and a bathroom with shower and lino on the floor. There are 5 stairs and a handrail leading to the middle level where there is lino on the floor in the fully fitted kitchen and the dining area has lino and a rug under the dining room table. There is a door with a step down that leads out into the back garden of the cottage. There are another 5 stairs and a handrail that leads up to the top level which has a double bedroom with carpet, bathroom with lino and a dining room with carpet that leads out of the patio doors with a step down on the level paved patio area. There is a slight ramp down that leads onto the grass garden. There are 4 granite steps from the garden leading down to the backdoor.

The Old Granary barn has 4 granite steps up that leads you into the barn. There is oak flooring in the hallway and corridor
and stairs. The 3 bedrooms downstairs all have carpet and have lino in the en-suite bathrooms. There is a back door that has a step down and 3 steps up that takes you to the patio area. From the hallway there are 13 stairs with a handrail that leads up to the upper level that has oak flooring in the fully fitted kitchen, dining area and lounge. From the lounge there are patio doors with a step out onto a wooden balcony and 3 steps down onto the large fenced lawn. The upstairs bedroom has carpet with an en-suite bathroom with lino.

Leisure Facilities
There is a slight gradient up to the swimming pool but has a level area leading into the entrance of the pool. The changing rooms, toilet, shower, hot tub and lounge area are all on one level. There are steps to get into the hot tub. There are anti slip tiles fitted throughout. There are granite steps that lead up to the games room. There is access for wheelchairs to visit the animals in the field but can be quite difficult if wet.
